Milan is slowing down: what is changing?
According to Nomisma’s 2nd Real Estate Market Observatory 2026, after a very positive start to the year, Milan is beginning to show some signs of a slowdown. Market operators’ sentiment has worsened, with less favourable expectations regarding both the number of transactions and future price trends. This sets Milan apart from a national market that remains generally stable.
However, these phases are part of the normal evolution of the market and should not necessarily be seen as a negative sign. Milan continues to be a highly sought-after city and, even when the pace changes, demand does not disappear: it simply becomes more careful and selective.
This is where the perspective changes for those looking for a home in Milan. In a less dynamic phase, not every property on the market is automatically seen as an opportunity. Buyers pay more attention to factors such as location, layout, natural light, the condition of the property and the building, energy efficiency and its potential to retain or increase its value over time.
“The fact that demand is becoming more selective does not necessarily mean there is more time to make a decision. Quality properties continue to attract attention very quickly, which is why recognising a good opportunity and knowing when to act remains essential,” explains Stefano Ferraguti, CEO & Founder of Housy.
So, is this a good time to buy a home in Milan? The answer cannot depend only on the general direction of the market. A slowdown does not automatically make every purchase a good deal, just as a very dynamic market does not necessarily make buying the wrong choice. What matters most is the individual property: “The market goes through different phases, but for buyers the key point remains the same: understanding whether that property is really the right choice, at the right price and for their specific needs,” adds Stefano Ferraguti.
