Properties in Milan: what to expect in 2026
According to the Immobiliare.it Insights analysis published in December 2025, last year marked a phase of consolidation for Milan’s real estate market. The rental sector began to stabilize after a long period of sharp growth, while residential sales picked up again thanks to improving mortgage conditions.
Looking ahead to 2026, the same analysis forecasts growth in both markets, but at two different speeds: nationwide, sale prices are forecast to rise by 3.1%, while rental prices are expected to increase by 8.1%. In Milan, the outlook is just as clear: purchase prices are projected to grow by 2% by the end of 2026, while rents are expected to rise by 5%. In practical terms, buying a home may remain challenging, but renting is likely to become even more competitive.
As always, Milan cannot be read as a single market: it depends on the neighborhood. On the sales side, the strongest growth is expected in Precotto - Turro (+8.7%), Viale Certosa - Cascina Merlata (+8.3%) and Bicocca - Niguarda (+8%), while Arco della Pace - Arena - Pagano is forecast to remain relatively stable (+0.5%). In the rental market, central areas continue to lead, with Centro (+9.2%), Solari - Washington (+8.4%) and Centrale - Repubblica (+7.8%) showing the strongest increases, while Navigli is still growing, but at a more moderate pace (+3%).
